Landlord Safety Checks
Landlord Gas Safety Inspections (also referred to as “CP12′s”).
Landlords have duties under the Gas Safety (Installation and Use) Regulations 1998 to arrange safety inspections CP12 certificates and maintenance by a Gas Safe Registered engineer for all pipework, appliances and flues installed at a property. Although it is not a mandatory requirement, Heatmaster Ltd, also recommend that boilers & fires are serviced at the same time (as this reduces the risk of potential breakdowns).
We have extensive experience in providing this service to Landlords & Letting Agents on the Isle of Wight. Regardless of if you are a Landlord with one property for let, or an agency that has multiple properties, we would be keen to discuss taking care of all of your gas safety requirements
Through our experience, we know that sometimes tenants can make the completion of these certificates a challenge and we are able to offer our clients the benefit of this experience which includes as follows
- Key Holder service – we can store a key(s) for your property in our secure locker, arranging the CP12 by informing the tenant of our pending arrival by letter – eliminating the possibility of not completing the certificate in time because the tenant does not meet the appointment
- Reminder service – we send out annual reminders to you, to inform you that the certificate is due to expire
- Coverplan scheme – please click on this link to find more information on our Coverplan scheme, which covers the boiler for parts and material cost, a 24hr call out option & can include the cost of the CP12 too, to give you piece of mind and a control on your budget
- Priority Repair – should your tenants appliance break down, or the property springs a leak, we are on hand to offer our repair services
- Appliance replacement – Because Heatmaster Ltd also operate a showroom, we have access to a wide array of appliances, should your tenant require a replacement (cooker, fire, shower etc) and would be only too pleased to discuss this with you at any time
- Property Maintenance – if you are a landlord not based on the island and have a problem with any aspect of your property, we are able to call upon a wide array of local contractors who can assist with ANY problem (including Locksmiths, Electricians, White goods repair, Refridgeration & Air Conditioning repair, Decorating, etc.). We like to think that we can offer the complete property maintenance service to our landlords, we have even helped one landlord from Newcastle clean up their property after squatters left a property vacant in Cowes, by utilising the police, a locksmith, rubbish removal, cleaners, and a contractor to board up the windows and doors, once complete the property was empty, safe and secure with new keys ready for the landlord to inspect the next time they visited the island!
